Street Sealing Map-5 Phases Starting July 6, 2026

1. Please be sure cars are moved on time to facilitate and avoid being trapped or towed. We will be on-site each morning starting at 7am. You will have until 8am to move your cars to an appropriate parking location.

2. Please be sure and review the attached map as different streets are scheduled for different days. It is important that vehicles be removed from streets to be sealed and parked on surrounding streets that are not part of that phase.

3. Be sure and review the map to see which gate will be unavailable for ingress/egress. One of the gates will always be available for interior access.

4. Please have all irrigation that could run into the street at the time of the project, turned off for the duration of the entire project. This will help to ensure that the seal is not diluted or washed off before the seal has time to cure. If you are not sure how to shut off your irrigation, please call the Project Manager – Dominic Armenta @ 909-470-2895 and he will take care of it for you.

5. Please notify all vendors (Landscapers, Contractors, Pool Cleaners, Deliveries) that the property will be closed during the project. It will greatly improve the outcome if these vendors are to resume service the week following the competition of the project. This will give time for the seal to properly cure before the heavier vehicles resume servicing your property.

6. Please avoid turning vehicle wheels while in a stopped position until seal coat cures completely. This will cause wheel burns leading to seal failure in those areas.

7. Please inform your family and friends of the project and where they can park for the duration of the project.

8. Once seal is applied, it will need 24 hours to cure before regular traffic is to resume. It is recommended to let seal cure even longer for heavier vehicles.

9. Fresh seal will adhere to your tires and undercarriage and will not remove easily. IPS will not be responsible for damage to your car if driven through before project area is open by IPS employees.

10. Please do not walk or have your pets walk through fresh seal, as it will adhere to your shoes/pet’s paws and track into your home causing damage. IPS will not be held responsible for damages incurred if you or your pet walks through the un-cured seal.

11. Please use Sidewalks or Concrete flow lines to avoid walking on Seal Coated streets.

12. TRASH SERVICE: The trash SHOULD NOT be interrupted – however you must remove your bins as soon as practical from the streets or crew will place on your driveway.

13. MAIL SERVICE - should not be interrupted but in the event that a day is missed, you may want to contact the Post Office if you are expecting a specific delivery during that phase.

14. Your streets are a major investment and need to be maintained for longevity. We understand the inconvenience and want to make this project go as smooth as possible. Thank you for your understanding and patience.
